Rentals

First Street Studio is available for a variety of rentals, including rehearsals, workshops, auditions, showings, meetings, conferences, film and photo shoots, private parties, performances and events.

 

RENTAL RATES & TYPES

  • Dance Classes / Rehearsals: $35/hr

  • Theater / Music / Martial Arts / Fitness Classes or Rehearsals: $40/hr

  • Private Dance Lessons: $30/hr

  • Event / Workshop Rentals: $80/hr for paid events or workshops (seating and lighting grid not included).

  • Night Owls (10pm-6am): $15/hr for rentals scheduled from 10pm - 6am (cannot be used for performances, classes, or groups)

  • College Students: Text a photo of your student ID to 512 630 2351 get 20% off your rentals for personal artistic endeavors such as rehearsals, choreographic sessions, and other personal dance exploration. Discount is not applicable towards recurring class rentals or rentals charging a fee for participants.

  • Recurring Classes: To book space for long-term recurring classes (i.e. a weekly class), please contact the Studio Manager

STUDIO CONDUCT, POLICIES, & RULES

  • Tap shoes, high heels, and spiked street shoes are not permitted on the studio dance floor

  • No fragrant food or drink is to be left in the studio

  • No use of glitter, sequins, paint, or other such substances is allowed in the studio

  • The space must be left clean and in a timely fashion after Renter’s scheduled departure time

  • No use of incense, candles, or other fire hazards is allowed

  • No smoking whatsoever in the building or within 30ft of any entrance

  • No alcoholic beverages on site

  • Keep sound at reasonable level (Renter assumes legal and financial responsibility for noise violations during their rental)

  • No pets allowed without prior written consent of a Company representative

  • No hazardous, illegal, or negligent practices, activities, or substances

CANCELLATION POLICIES

HOURLY RENTALS (updated September 1, 2023)

  • Hourly Renters pay up front at the time of their studio reservation

  • Cancel 15 days prior to your rental, and receive a full refund (minus transaction fees)

  • Cancel 4-14 days prior to your rental, and receive equal credit for your canceled time block

  • Cancel within 3 days of your rental, and forfeit payment 

  • Cancel 3 times within 3 months and receive a warning. It is up to the owner’s discretion to approve any future bookings.

RECURRING RENTALS (new, starting August 1, 2022)

  • Recurring Renters receive an invoice on the 15th of the month prior to the month containing their first first recurring rental date. Payments for these invoices are due by the 20th of the prior month.

  • Cancel 2 months (60 days) or more prior to the start of the month containing your recurring rental, and you will not be invoiced for your canceled dates

  • Cancel up to 2 months (59 days) prior to the start of the month containing your recurring rental, and you will still be invoiced and required to pay for your canceled dates.

  • Cancel 3 times within 1 year, and recurring rental privileges may be suspended.

  • Here is an example / cheat sheet of what’s listed above: I have a recurring rental, and I’d like to cancel one of my classes in December. 2 months (or 60 days) prior to December 1st is October 1st. I need to let FSS know about my canceled December dates before October 1st. If I do this, then I will not be invoiced for my canceled recurring December slots (which are currently held for me on the FSS December calendar so no one else can reserve them). If I wait until after October 1st to cancel my December class(es), then I will still receive an invoice for the full amount for December, and I will be responsible for paying it in full. Of course, I can find a sub or rental trade to take my spot!

  • Recurring Renters are encouraged to find a sub or rental trade instead of canceling classes! In order for FSS to best serve the dance community, our goal is to host classes at consistent weekly times. If you need help finding a sub, please reach out! 

  • Please note: New Recurring Renters receive a one month trial period before the two month cancellation policy goes into effect.

PERFORMANCE/EVENT RENTALS (new, starting August 1, 2022)

  • Performance Renters pay up front at the time of their reservation. Please email firststreetrentals@gmail.com for pricing and payment plans.

  • Cancel within 48 hours after booking your reservation, and receive full refund (minus transaction fees)

  • Cancel within 30 days of your first performance day and forfeit 50% of your payment

  • Cancel within 15 days of your first performance and forfeit 100% of your payment

 

RENTAL PROGRAMS

REHEARSAL SPACE SUBSIDY PROGRAM

First Street Studio is committed to supporting local performance artists by providing exceptional, accessible, and affordable studio space. In order to advance artistic development and contribute to performance art's overall diversity, sustainability, resilience, and health, First Street Studio launched the Rehearsal Space Subsidy Program (RSSP) in the Fall of 2019. Artists accepted to First Street Studio's RSSP receive several hours of rehearsal space at discounted rate to develop their work in an inclusive, affordable, and intimate environment. STRIKE CREW WORKSTUDY:

As a Strike Crew Work-study, you will work with 1 - 2 others to strike the space after an event. This should take no more than an hour. Events can range from dance, music, to theater. You will also be able to attend these performances for free, but you are not required to be at the performance portion as long as you are on time to strike the space.

  • Requirements:

    • Arrive on time to strike the stage

    • Stay up to 1 hour after an event is over

    • Complete the studio's cleaning checklist after each event

  • Perks:

    • 1 hour of free class/rehearsal rental on each day worked

    • Attend the show you are working for free

    • Meet and make connections with fellow artists!
